Ed asked earlier why these small shops are all going out and I'm not close-enough to it to say, other than to relay what I've heard which is that Colorado has essentially instituted their own FFL system (that parallels the Feds), with significant licensing fees and even stricter regulatory requirements about gun and ammunition storage.
It has acted to increase operating costs (and liabilities!) to the point where it simply is no longer worth doing that type of business here.

…and even stricter regulatory requirements about gun and ammunition storage. I’ll say. A while back I was in Denver and stopped at the Stapleton/Northfield BPS. The lights were on in the old gun room upstairs which had been vacant for years so I went up. No guns were to be found but plenty of evidence of our new Colorado ammo laws. The room was full of ammunition but you couldn’t pick any up. Everything was locked in glass display cases that were inside the lockable “gun” room which were, of course, inside the lockable store. Johnny Morris may be able to afford that kind of expensive compliance but small shops can’t. (Which I suspect was the real purpose of the new law anyway.)

Maybe.....I just bought a bunk of nice Turkish, French is really nice to work when you can find it. I'm just getting ready to apply finish to a nice French piece that I used to restock a H&H single shot.

Others have filled in some blanks but haven't mentioned Colorado also now has universal background checks with a three-day waiting period. This means just about very gun sale/transfer in the state private or commercial including gun shows now has to have an FFL do a 4473 check. This is not only a PIA but it's also getting expensive due to the added hassles put of small shops for these checks. I'm now hearing of shops charging $150.00 or more to do the checks.
Another hassle is now every gun in a shop has to be taken off the display floor & locked in a safe or vault at night when the store is closed. Death by a thousand cuts it-is and was the intent of the single party rule in this state.

There was a 500 sf condo for half a mill, but that’s probably the unit next to the hillbilly blasting Sweet Home Alabama all summer long. ______________________________ Or just stay in Denver and open a weed shop.
